When you arrive at 9 Heathbrow you can see it’s a very well-cared for house on a peaceful private road just seconds away from local amenities. Inside you quickly discover it’s a welcoming and bright family home with some really stunning features.

The entrance hall, which has loads of storage built-in, draws you towards an open plan family room and kitchen area but on the way you pass though a pretty porch - great for boots and shoes - and a downstairs utility area. There’s also a large downstairs double bedroom with its own en-suite bathroom, complete with drench-head shower and P-shaped bath - perfect for guests.

With part-glazed double doors cleverly used to let light flood in at every opportunity, the family and kitchen area is lovely and bright, and the best combination of stylish and comfortable. Very definitely the heart of the house, you immediately feel as if you could sit down, chat and rest.

The beautiful hardwood engineered floor has underfloor heating for colder days and covers the whole area, including the hallway, giving a great impression of space. A huge island unit draws the kitchen together still leaving loads of room for a dining table and chairs, and a place to watch TV from a comfy sofa.

Double doors lead into a completely separate living-room if you need to get away from it all for a while. A second set of double doors take you into a snug/playroom which can be seen from the kitchen and the TV area if you want to keep an eye on little ones playing. And a third set of doors provide access to a more formal dining room which is great for dinner parties and festive meals, and is big enough to easily seat at least ten guests.

The real focus of this amazing family space though is the view over the garden through the two sets of patio doors. Outside you can see a raised area of practical composite decking that leads down to a large patio and a brilliant outdoor kitchen area. Covered by a living roof that grows drought-resistant succulents, this space is equipped with a real fire pizza oven, built-in barbecue and loads of drinks storage. There’s a sink and lighting (and power for more fairy lights for night-time parties).

If you love hosting parties - inside and outside - there aren’t many houses that are as well prepared as this one.

The rear garden is private, surrounded by its own trees and mature shrubs, and borrows views of trees from all around. It’s hard to believe you’re just three minutes by car from the A1 to London when all you can hear are the leaves of trees rustling in the breeze.

When the weather is not so good there is a large conservatory to the side of the house with a solid roof and bronze-slate floor tiles. At the moment this is home to a snooker table and is used for family recreation but there is currently planning permission for an extension to replace it if you needed to.

Back inside the house, you can feel as you go up the galleried staircase that something special awaits. And the rooms do not disappoint. Bright white and with high pitched ceilings, every use has been made of the available height. Each of the three bedrooms is stunning and each has its own walk-in wardrobe and en-suite bathroom with drench-head showers and/or feature free-standing baths.

It’s difficult to decide which is the main upstairs bedroom because all three are of an almost equal scale and quality of design. Clever use of Velux roof lights and hidden air-conditioning units keep them all light and a good temperature, and all them have special features of their own (one of them even has a secret play area/teen den hidden behind what appears to be just a wardrobe).
It’s clear that 9 Heathbrow has been intelligently and stylishly designed with fun and family front of mind. It’s located just a few minutes walk from Mardley Wood, which is great for peaceful walks, and a quick drive from central Welwyn. Very nearby there are specialist shops and good schools, including popular Oaklands Primary and Monks Walk. Perfect if you need to commute to London or Stevenage, it offers a real haven to come home to.
